There were no domestic releases today.

Key markets believe the Iran conflict is coming to an end. Crude oil down, bonds up, stocks rallying, gold improving. Trump’s comments fueling the idea, Iran not yet agreeing.

Iran saying the Strait is open, Trump saying Iran has agreed to turn over its enriched uranium. None of what Trump said today was a finalized deal, although the optimism is high around the word if based on global markets. Trump remarked the US blockade of the Strait will continue, Iran saying if so, the Strait will be closed.

The cease fire agreement expires next Wednesday, will there be a deal of consequence over the weekend as markets believe? It was only a few weeks ago that markets were “sure” about a deal to end the conflict only to get slapped in the face with the DJIA declining over 1,000 points.

This a time when opinions and remarks from Trump are taken literally and his comments are at times over-exaggerated and change by the minute. It’s a moment that normal economic data doesn’t play much of a part, for us we can only go on what Trump says at the moment and how markets react, there is little else moving markets now.

Today was a victory for mortgage rates, but not nearly as much of a victory as the underlying bond market would suggest. The good news is that the end result is the lowest average 30yr fixed rate in just over a month.  The other news isn’t bad, per se, but it is a bit confusing.  As we often discuss, mortgage rates are based on bonds because mortgages “turn into” bonds in order to be traded on the secondary market. Why Are Bonds Surging This Morning?

Bonds were modestly and inconsequentially stronger in the overnight session. By 8am, this brought 10yr yields just under 4.30%.  Less than an hour later, yields fell to 4.23 and MBS rose over 3/8ths of a point on a trio of headlines.
