Our benchmark FNMA MBS 5.500 August Coupon is flat at -1 BPS at 3:15 PM ET.

Taking it to the House: June Building Permits dropped to 1.367M from 1.410M and Housing Starts increased to 1.427M from 1.199M.

Genco Olive Oil: June Import Prices increased by 0.3% MOM vs est of -0.7%, and YOY it rose from 6.7% to 7.1%. Export Prices decreased by -0.6% vs est of -0.4% MOM and from 11.2% down to 10.2% YOY.

Rosie the Riveter: June Capacity Utilization was lighter than expected, 76.1% vs est of 76.2% and Industrial Production 0.1% vs est of 0.2%.

Glass Half Empty: The preliminary July UofM Consumer Sentiment Index rose from 49.5 to 54.4 which was a little above estimates. The 1YR Inflation Expectations dropped from 4.6% to 4.2%.

So far today no US attacks but its early. The weekend could increase attacks while Iran is expanding attacks around the mid-east. Iran is encouraging Houthis in Yemen to go on the attack in Saudi Arabia. Trump talking about attacking Pickaxe Mountain in Iran the site of a subterranean complex under construction near one of the country’s main nuclear installations. According to experts it a huge tunnel more than 5,200 feet above sea level and would provide for nuclear expansion. The depth is deeper that the underground nuclear factory the US bombed in February.

The other issue facing US interest rates is the belief the Fed will increase rates later this year, some predictors even say the first increase could occur on July 29th, the next FOMC meeting. Iran and US inflation concerns, the main two focuses for bond traders. FOMC members continue to signal that evidence of stubborn core inflation may warrant a rate hike this year, backed by recent evidence of strong retail sales and low unemployment claim levels. The year-ahead inflation expectations, as compiled by the survey of the University of Michigan, fell for the second month to 4.2% in July, the lowest since March, down from 4.6% in June, preliminary estimates showed; it’s a survey of consumers, not a Fed official.

Next week’s calendar is absent key data points: Monday June economic indicators. Tuesday no data. Wednesday MBA mortgage applications. Thursday weekly jobless claims. Friday Prelim S&P manufacturing and service sector indexes, June new home sales.

This week: 10 year note -1 bp, the 2 year -2; FNMA 5.5 30 year coupon +5 bps. DJIA -491, NASDAQ +238, S&P -117. Gold -$6.00 this week crude oil up $10.27. The dollar unchanged -0.21, bitcoin +229.

The good news is that mortgage rates ended the day at their lowest levels of the week. That’s welcome news after Tuesday’s rates matched the highest seen since July 2025. Today’s improvement came courtesy of weakness in the stock market, which is not necessarily a common or reliable source of inspiration for rates these days.
