Glass Half Empty: The final/revised UofM Consume r Sentiment Index moved the preliminary number of 47.6 to 49.8. With the 12 month inflation outlook of 4.8% dropping to 4.7%.

Based on the present news the US/Iran talks will be back on this weekend but without VP Vance. The takeaway, without Vance the US still doesn’t see the current Iranian negotiating team as the first-string players. Any meeting is a p

ositive, markets suck it up like water on the desert, but it is doubtful it will lead to any major changes between Trump and Iran. The world watching but only the US is involved, as long as the US holds to removing nuclear enriched uranium and the Islamic regime holds the power, we do not expect Iran will give in easily. Increasing numbers of global analysts are saying the impact of the oil supply may last years for world economies. My point is, it doesn’t appear Iran is going to comply leaving the US to consider more military responses.

Crude oil continued to increase this week, up $10.00/barrel. Interest rates higher, stock indexes making new all-time highs. Employment data holding well although the concern of stagflation lurks in the background and gets focus when data shows employment slowing and inflation edging up.

MBS prices increased today with the decline in the 5 and 2 year note yields.

Next week’s economic data; the headline, the FOMC meeting on Wednesday with no expectations of interest rate changes. The week has a lot of data to think about. Tuesday Case/Shiller Feb home price index, April consumer confidence index. Wednesday MBA mortgage applications, Feb/March housing starts and permits, March durable goods orders, Feb/March new home sales. Thursday March PCE inflation data, March personal income and spending, Q1 advance GP, weekly jobless claims. Friday April ISM manufacturing and service sector indexes.

This week: The 10 year note yield +6 bps, the 2 year note +8 bps, FNMA 5.5 30 year coupon prices -18 bps. DJIA -217, NASDAQ +369, S&P +39. Gold -$46.00, crude oil +$10.41.The dollar index generally unchanged +0.36, bitcoin +261.

With zero change versus Thursday’s latest levels, the 30yr fixed mortgage rate index maintained a 0.03% range for the entire week (and 0.04% going back to last Tuesday). At 6.32%, today’s mark is close enough to Friday’s 6.29% to say rates are hovering at the lowest levels in more than a month. The sideways drift reflects uncertainty surrounding the next phase in the Iran war. Prospects for negotiations were called into question for most of the week, but improved somewhat on Friday. Markets were largely flat overnight but volatility picked up just after 7am ET after headlines suggested US/Iran negotiations could resume as early as today. That was good for almost a $4 drop in oil and a 3bp drop in 10yr yields.
