Rosie the Riveter: May Chicago PMI was a blockbuster, jumping from 49.2 to 62.7 and was over 10 points above the expectations of 51.2.

Hopes are high that the US and Iran will make a deal, possibly this weekend or early next week. President Donald Trump said he is about to “make a final determination” after listing everything that Iran must do for him to approve a deal to end the war. Iran “must agree” to never have a nuclear weapon, and the Strait of Hormuz must be “immediately open” to unrestricted shipping traffic, Trump demanded on Truth Social. “I will be meeting now, in the Situation Room, to make a final determination,” he said.

Iranian state news doesn’t sound so encouraging; saying it “raised issues that contradict the provisions of the agreement’s text.” What is still only supposition is what is in the “memorandum” being negotiated. Iran has a long history of delaying and changing the goal posts. The Iran news network, Fars stated “the immediate payment of $12B of Iran’s frozen assets,” Iran will refuse any further negotiations unless that payment is made.

Crude oil lower again today, this week the price of oil down $9.00/barrel. Markets overall are expecting the Strait to re-open within 30 days. Interest rates lower this week following crude declines. Interest rates lower, stock indexes higher this week.

Although the focus is almost totally on the Iran situation, next week there are key economic releases. Monday May ISM manufacturing index. Tuesday April JOLTS job openings. Wednesday May ADP private jobs, May ISM services sector index, May Fed Beige Book, MBA applications. Thursday weekly jobless claims, Q1 productivity and unit labor costs, Challenger, Gray & Christmas job cuts. Friday the May employment report.

This Week: 10 year note -11 bps, the 2 year -11 bps; FNMA 5.5 30 year coupon +61 bps. The DJIA +454, NASDAQ +624, S&P +86. Gold increased $74.00, crude oil -$9.00. The dollar weekend, the index -0.40, bitcoin -1,794.

While there are still a few hours left in the trading day, it’s a near certainty that this week will end with mortgage rates at meaningfully lower levels compared to last Friday. Today is only adding modestly to that trend, but that makes it the 8th straight business day where rates have either held steady or moved lower. On that note, it’s possibly worth considering that these sorts of winning streaks have definite life spans.
