Market Wrap-up

Our benchmark FNMA MBS 5.500 July Coupon is up +21 BPS at 2:50 PM ET.

Glass Half Empty: The final/revised UofM June Consumer Sentiment Index moved from 49.3 to 50.7 which is very very low territory. The 1 year inflation expectations remained at 4.6%

Interest rates edged lower today after a little increase yesterday when Minneapolis Fed president Neel Kashkari commented he changed is view (dot plot) from a rate cut to a rate increase, the 2 year increased 2 bps, guess he didn’t get the memo from Warsh about stopping Fed officials from constantly musing. Today rates dipped back a little. He is the first Fed official to speak since the FOMC meeting last week.

In the mid-east Secretary of State Marco Rubio said Israel and Lebanon had reached a framework agreement aimed at achieving “lasting peace and security.” The agreement, which came because of talks mediated by the United States, calls for the implementation of ceasefire between the two nations. That ceasefire is contingent on a complete cessation of fire by the paramilitary group Hezbollah, fly in the ointment.

Trump sculling at Warsh for his remarks that the Fed still holds 2.0% inflation target: his advisers telling him to be patient. 4.1% inflation isn’t going to be whisked away and much of it is Trump’s Iran policies. Although the Fed may have to bump up rates, Warsh’s tough rhetoric last week is easing long interest rates somewhat, the US debt that needs funding is $37 trillion, getting inflation lower is more than helpful.

It was a slow grind, but rates were lower this week.

Next week’s data: Tuesday April Case/Shiller home price index, June consumer confidence index (the University of Michigan sentiment index this morning showed increased consumer outlooks) June Chicago purchasing managers index. Wednesday MBA mortgage applications, June ADP private jobs, ISM June manufacturing index. Thursday BLS June employment report, weekly jobless claims, May factory orders. Thursday the bond market will close at 2:00 pm. Friday closed for Independence Day as is the stock market.

This Week: 10 year note -8 bps; the 2 year note -9 bps; FNMA 5.5 30 year coupon +41 bps in price. The DJIA +311, NASDAQ -1,220, S&P -126. Gold -$142.00, crude oil -$7.30. The dollar firmed, the index increased 0.49, bitcoin continued to fall, -1.392 this week.

Next week is another short one, bonds close Thursday at 2:00 pm and closed on Friday.

Mortgage Rates End Week at Lows
Fri, Jun 26, 2026 3:06PM
Mortgage rates officially hit their lowest level in more than a month yesterday with MND’s 30yr fixed index falling to 6.53% from 6.55% on Wednesday. Today was completely unchanged at 6.53%, thus maintaining the lowest level since May 14th, 2026.  There weren’t any dramatic developments behind the scenes in term of economic data or news headlines (not that we’d expect them when rates hold perfectly flat). This week’s broader improvement can be attributed to buying demand in the bond market owing to large investors rebalancing their stock/bond portfolios before the end of the quarter. Sideways Start, Quiet Calendar, Quarter-End Volatility Potential
Fri, Jun 26, 2026 10:01AM
Q2 has been one of the best quarters for stocks going all the way back to the dot com boom, even after the 4-5% pullback in June. This has created a massive quarter-end rebalancing need among money managers and we’ve seen that random volatility play out in both stocks and bonds over the past few weeks. As the quarter wraps up in the next 3 business days, thi… (read more)
